When you contact Shaun he will ask you a number of questions to help him quickly get an idea of the sort of property that may suit you and whether you have already spotted some properties you think might be suitable.
Talk to friends and colleagues, look at the local press and surf the internet to get a feel for the current property market and small blocks for sale, to create a picture in your mind of what you are looking for.
Talk to your bank or mortgage broker regarding your finances and determine how much you have to spend.
Find a solicitor if you do not have one. Ask people for a recommendation or phone around. Some have set fees and some charge by their time.
Prepare a list of needs and wants and a list of areas you would like to live in. Keep in mind your budget when making up these lists. Research the area and the prices.
If you’re new to the rural Hawke’s Bay, buy a Kiwimaps Ltd, Kiwi Pathfinder map for Napier and Hastings that has a directory and clear map of all the rural roads. This will help you plot where properties are.
Consider which schools you may wish to use – they may be zoned and transport only available to these schools from certain locations.
We can show you properties listed with other companies so if you have seen something listed elsewhere, ask us and we can arrange a viewing in conjunction.
When you find a property that fits your criteria you will want to make an offer on the property. You will need to sign an Agreement for Sale and Purchase of Property – a standard agreement approved by the Real Estate Institute of New Zealand and the Auckland Law Society and used throughout New Zealand.
Discuss with Shaun what, if any, special conditions you would like inserted into the agreement. If you wish to send a copy of this agreement to your solicitor before you sign it, this can be arranged for you.
Special conditions (finance, LIM report, specialist reports) are to be obtained and satisfied by the dates specified by you in the agreement. When all this is done the agreement will be unconditional and you will have bought the property.
